The problem
A kitchen ceiling patch and water moving down a wall prompted an ADI investigation in Warwick. More than one pipe route was possible.
How the source was confirmed
Moisture mapping, thermal imaging and a camera inspection helped direct the investigation. A pressure test had limitations because a shower mixer could not be isolated. With agreed access through the boiler-cupboard floor, the engineer observed drips from a condensate elbow onto the pipe below.
The outcome and its limits
Affected condensate and hot-water pipe sections were replaced. The hot-water repair remained dry during a one-hour observation. The report also recommended correcting the condensate pipe’s fall because retained silted water suggested an ongoing risk.
